The Opportunity
The Zett Group is pleased to present the offering of, "Duck Haven Estates", a 240-unit senior housing campus located in Oregon. This offering presents a unique, value-add opportunity to acquire one of the largest assets in all of Oregon for well below replacement costs. The campus is hitting the market for the first time in over 40 years of ownership. While the majority of the campus was built in the 80's, ownership recently expanded the campus with a newly constructed 40-unit memory care addition in 2022. This addition called, "The Heights" features best in class amenities and common areas with spacious rooms. Memory care wasn't previously offered before the addition and now allows residents to age in place. The assisted living features a north and south building on each side of the main independent living and has shown stronger occupancy than the independent living. The eventual buyer will see substantial upside by first reducing staffing agency costs. Once expenses are more normalized, the buyer will next see huge opportunity by either leasing-up the existing independent living units with a moderate cap-ex refresh, and/or re-positioning the empty independent living units to assisted living. This is an excellent opportunity to purchase on a reasonable price per unit and substantially lower than replacement costs.
